Design of a small studio apartment: forget about the boring interior. Like a “big” one: full-fledged housing from a hotel-type apartment The difference between a hotel room and a one-room apartment

Hotels in today's real estate market occupy a consistently high place in demand with a fairly small supply. Although a hotel-type apartment is an offer on the secondary market, investors, young families, students and retirees willingly invest money in such an area. What is the attractiveness of hotel-type apartments?

A hotel-type apartment (KGT) is a small living space that consists of one room and a bathroom. The layout of the hotel resembles a hotel room, hence the name of the apartments. Initially, hotel-type houses were planned and built as housing for employees of an enterprise. A kind of improved version of a hostel that created the illusion of a separate apartment.

Getting a hotel in the 70s of the last century in the Soviet Union was considered a great success. The queue for full-fledged apartments stretched for decades, and living in a hostel as a family is not entirely convenient. The layout of the living room copies the modern one studio apartment. However there is significant difference- the area has been reduced significantly. There was no kitchen included in the plan. It was expected that the resident would eat outside the home (for example, dine in the work canteen). On practice Kitchen Area equipped everywhere.

Hotel-type apartments were built in separate houses, which were originally designed for such housing. A hotel-type room differs from an apartment in that the bathroom is intended for two or three rooms, which are located in a block behind a separate common entrance door.

The purpose of designing such houses was to reduce the cost of a single living room as much as possible. Hotel-type houses are:

  • multi-storey residential building (3-16 floors);
  • one or two entrances;
  • apartments are located along long corridor, crossing along the entire building or half of it.

The difference from a hostel is the presence of a separate bathroom, which does not always include a bath. Modern hotels are converted old hotel-type apartments, where there is a kitchen area of up to 5 square meters. m, room from 9 to 24 sq. m and a bathroom with a shower or small bath.

The difference between a hotel and studio apartment:

  • its small area;
  • lack of a balcony (the layout of a hotel-type house does not include balconies);
  • a long common corridor into which the doors of all apartments open (up to 50 families live “in neighbors”);
  • lack of gas supply;
  • location in a hotel-type building where there is no other accommodation.

All of the listed differences could be attributed to the disadvantages of small-sized apartments, if this were not covered by the budget cost of this type of housing. Absence gas stoves and speakers can only be considered a disadvantage, since many modern residential buildings are designed with electric stoves.

Being a relatively inexpensive and self-contained type of living space, the gostinka is consistently popular. There is a completely pragmatic explanation for this. Despite the fact that a typical hotel is located in houses that are more than half a century old, they are located in the central part of modern cities, where housing is a priori expensive.

Advantages of KGT:

  • convenient location, close to the city center;
  • availability of high-quality social infrastructure;
  • proximity to transport;
  • walking distance educational institutions, works;
  • low cost in comparison with full-fledged apartments in the same area;
  • isolation of housing in contrast to a room in a dorm or in a communal apartment;
  • low cost of housing and communal services;
  • low property tax.

The space in a hotel-type house is attractive for generating passive income. Photos of the hotel can be seen among advertisements for renting expensive apartments. Convenient location and modern renovation hotels make it competitive in the rental housing market. The rental fee upon delivery is comparable to the fee for full apartment. Maintenance costs are lower.

The layout of the living room and its decoration play a decisive role in the quality of the use of space. Interior small room involves zoning space without using full wall. The most successful design of a hotel-type apartment is in the style of minimalism or fusion.

Interior design of a small apartment in a minimalist style allows you to preserve free space, putting all things in cabinet furniture, on shelves and in specially equipped built-in drawers. The layout of the hotel is simple. Divide the room into work area and the place to rest is comfortable with the help of furniture. The back of a sofa can serve as a low wall, to which reverse side adjoins computer desk or not a blank rack.

The fusion style brings freshness to the youth interior, leaving the living space uncluttered, free from draperies and trinkets. IN small space hotel-type apartments adhere to light colors, pastel shades. Fusion elements will allow you to add bright spots and personalize your home.

The kitchen corner is decorated with a small bar counter or folding table. A full-fledged desktop can be replaced with a panel above washing machine, removing all kitchen utensils V wall cabinets. A small sink and stove will complement the interior and leave no room for imagination. The refrigerator can be matched to the main furniture and placed in the room.

There is no less. Widespread construction of houses with such apartments began in the second half of the last century. Conceived as temporary housing, the “hotels” have survived to this day and are even in some demand on the housing market. The demand for this segment is explained by its low cost, making it affordable for purchase.

How to expand the space in the “living room” A carefully thought-out design of the “living room” will make the apartment comfortable and functional, despite its small size. If you want to visually expand the space of your mini-apartment, then you should consider the location different zones(bedroom and guest room, kitchen). It is advisable to carry out zoning using different finishing materials (walls, floors) or using pieces of furniture.

Use of multifunctional pieces of furniture (sofa bed, folding or extendable table, pouf with storage function, etc.), built-in appliances will allow you to free up some more space for living. Give preference to furniture with smooth surface. It is best to hang the TV on the wall. Light recommended textile decoration windows Optimal wall design – light, warm colors and shades, wallpaper with a vertical stripe pattern is allowed.

In this article you will see a very convenient design small apartment , which was created at just 31.5 square meters. Today, they are very popular in the real estate market. small apartments such as "economy class" and hotel-type apartments, the so-called "gostinki". This type of apartment is preferred mainly by single people and married couples who do not yet have children. But if you want, you can put in a little effort and such a small apartment can accommodate a large family.

Interior design for small apartments

Basically, “gostinki” are small-sized housing, with an area of about 20-25 square meters. meters, or even less -14-16 square meters. meters. However, there are also quite spacious apartments with a separate kitchen, like apartments in new buildings. But besides the small area, hotel-type apartments also have another feature - high ceilings. Their height can reach up to 4 meters. This presents certain difficulties when planning an interior and at the same time the opportunity to realize the most unusual and interesting small apartment. To slightly reduce the ceiling height, you can install suspended ceilings in your apartment.

In principle, such an apartment can simply be furnished with the necessary furniture and not waste time on design development. However, in this case, most of the space will remain unclaimed. There is a more rational way to use the available space, for example, build a kind of second floor and arrange a bedroom there. Thus, the functionality of the apartment will increase significantly. You can also change design project of a small apartment swapping rooms.

Design ideas for a small apartment

In this case, the area of the apartment is divided into the kitchen and living room, and the bedroom is located in the place of the kitchen. However, in this case, the bedroom will be in full view of everyone who enters. But this problem can be solved with the help of a door, partition or curtains that are in harmony with common interior apartments.

In the bedroom, in addition to the bed, it is quite possible to place several bedside tables. If the space in the apartment allowed, then you could also organize a dressing room here. Separately, you need to think about the issue of lighting in the apartment. Will it be one lighting source for the entire apartment, or will there be a separate light source for the bedroom? Proper installation of a cabinet with a sink will help you save space in the bathroom, especially if it is combined with a toilet.

Another important aspect when arranging a bedroom in the kitchen - this is qualified help from a professional. A specialist will be able to advise you and implement a project for relocating all necessary communications: water supply and sewerage. It is not worth saving on the services of such a specialist to ensure that your stay in the apartment is comfortable and safe.

About the owners: young man leading an active lifestyle

Client's wishes: place everything you need for a comfortable stay in a small area

Developing the optimal design for a hotel-type apartment is no easier than furnishing a luxurious mansion. Designer Tatyana Tkachuk was faced with the task of creating a small but full-fledged apartment on 14 square meters - placing a hallway, kitchen, sleeping area and work area. To do this, we had to apply all the techniques to optimize the space: choose light Decoration Materials and furniture with a glossy surface, use built-in appliances and multifunctional items. The interior of a hotel-type apartment requires clear zoning. Here lighting and different types floor covering.

The kitchen is located in the very center of the apartment. It is separated from the sleeping area by a bar counter, which also serves as a partition, dining table and a workplace. There was a place under the tabletop for washing machine, which did not fit in the bathroom.

The use of natural motifs - sunny foliage on photo wallpaper and a blue ceiling - the only way visually expand a tiny space that combines the functions of a living room and a bedroom.

In photos of hotel apartments, the bathroom often looks too cramped. So in this combined bathroom there was not enough space not only for a washing machine, but also for a bathtub. The choice of designer Tatyana Tkachuk was a shower stall with transparent walls. The tile pattern does not form clear horizontals and verticals, which blurs the contours of walls and objects and makes the room visually more spacious.

One of the walls of the hallway is occupied by the door to the bathroom. The second housed only the essentials – a hanger and a console shelf with drawers.
