Living room

The passage from the hallway to the living room is through sliding doors with frosted glass inserts. The main item in the living room is a big sofa, assembled from individual modules. He stands near the wall, decorated decorative plaster MagDecor. In order to emphasize its beauty, a cornice was placed around it, behind which the lighting was hidden. Opposite the sofa is a storage system into which a large aquarium is integrated - the owners of the apartment are keen on breeding fish.

Kitchen

The layout of the kitchen is very ergonomic: a work surface with a sink on top and a dishwasher under it - in the center of the wall, on the sides - two high columns for appliances and storage. The lower tier of cabinets and columns are in “golden cherry” color, the upper one is white, glossy, which makes the kitchen lighter and visually larger.

Along the window is another work surface. It is quite wide, with a built-in hob and a hood that can be easily removed inside the table if there is no need to use it. The working surface ends with a bar counter, adjacent at an angle of 90 degrees. Four people can easily fit behind it. Floor kitchen area, as well as the apron on the wall above the work surface, are lined with Italian tiles from the Base collection of the Fap Ceramiche factory.

Bedroom

The loggia adjacent to the parents' bedroom was insulated, and a place for reading and relaxation was organized there - a cozy armchair, a floor lamp and original shelves for books. In addition, a spacious dressing room appeared next to the bedroom - 3 sq. m. m.

There are two tall mirrors on the adjacent wall, with sconces on top of each of them: this arrangement allows you to increase illumination and create the illusion of expanding space.

Children's

The design of a 3-room apartment includes a separate children's room with its own storage systems - a large wardrobe and a spacious chest of drawers. The crib for the child was made to order, as well as wooden frame above it - a light canopy was fixed on it and decorations were hung.

Lighting in the play area is provided by spots built into the ceiling; the center of the room is marked by the Skygarden pendant, designed by Marcel Wanders - very romantic and delicate, in the form of a hemisphere, with stucco molding inside. A large, long-pile carpet gives a child's room coziness and warmth.

Hallway

Large closet containing washing machine, refrigerator, as well as compartments designed for storing clothes, shoes, and household items, became the unifying element of the design of a 3-room apartment.

An interesting shelving appeared in the entrance area, imitating a staircase to the second floor. Houses of the P44 and P3 series, as well as their later modifications, make up a large share of residential development in Moscow and the Moscow region. Each of these series has its own characteristics, disadvantages and advantages.

Both series were developed in the late 70s, and the first facilities were put into operation by the 1980 Olympics. They provided 10-meter kitchens, halls in three-room apartments, freight elevators and a place for a concierge (possibility of installing separate room) - all this in the late 1970s was a huge rarity and a colossal advantage.

Subsequently, shortcomings in the designs of houses of these series were revealed. As a rule, they do not greatly affect the basic operational characteristics of the facility, but require attention, a separate approach and timely elimination.

The “weak” points of the buildings of both series include:

  • - if the interpanel seams are sealed incorrectly or untimely, atmospheric moisture may enter the interior spaces, the occurrence of mold and destruction of interior decoration.
  • - can be a place of accumulation of rain or melt water; in case of insufficient waterproofing and lack of slope of the balcony surface in the direction “from” the facade wall, leaks are possible both onto the upper residential balcony and into the building.

  • located along the perimeter of the roof (houses of the P3 series and their later modifications) - their insufficient waterproofing leads to atmospheric moisture entering the body wall panels, the spread of moisture inside technological cavities.

  • External finishing of facade panels(houses of the P3 series and their later modifications) - the panels may become covered with shrinkage cracks, cracking and peeling of paint are possible. To maintain the façade in satisfactory condition, periodic cosmetic repairs facade. Sealing cracks on the surface façade walls must be performed exclusively facade materials, the use of facade sealants for these purposes is unacceptable, this will lead to a violation of the vapor permeability of the panels and to further destruction.

The P3 series of houses belongs to typical “Brezhnevka” buildings. Such buildings were built in the period from 1970-1998.
